You've found the perfect home, negotiated the offer, completed inspections, and made it through the mortgage process. Now comes the moment you've been waiting for: closing day!
Closing day is one of the most exciting milestones in the homebuying journey. It's the day all your hard work pays off, the final paperwork gets signed, and you officially take the next step toward making your new house a home.
At Mulder Group Real Estate, we love celebrating this moment with our buyers! But we also know that if you've never purchased a home before, you might be wondering exactly what to expect.
Here's a breakdown of what happens on closing day in Michigan and how you can prepare for a smooth, stress-free experience.
1. Before Closing Day: Getting Everything Ready
Most of the important work happens before you ever sit down at the closing table.
In the days leading up to closing, your lender, title company, and real estate team will be working behind the scenes to make sure everything is ready.
A few important things to watch for:
Your Closing Disclosure: If you're financing your purchase with a mortgage, your lender will provide a Closing Disclosure outlining your loan terms, monthly payment, and closing costs. For most mortgages, you must receive this document at least three business days before closing.
Final Funds: The title company will confirm exactly how much money you'll need to bring to closing and provide instructions for payment.
Homeowners Insurance: Your lender will typically require proof that your homeowners insurance is in place before closing.
Final Walkthrough: You'll generally have an opportunity to walk through the property shortly before closing to confirm it's in the expected condition and that any agreed-upon repairs have been completed.
Important tip: If you're wiring funds, always verify wiring instructions by calling your title company using a trusted phone number. Real estate wire fraud is a serious concern, and you should never rely solely on instructions received by email.
2. What Should You Bring to Closing?
The good news? You usually don't need to bring much!
Your title company and real estate team will let you know exactly what's required, but here's a general checklist:
A valid, government-issued photo ID, such as a driver's license
Your closing funds in the approved form, if applicable
Any additional documentation requested by your lender or title company
Any other individuals who are required to sign the closing documents
And, of course, bring your excitement! You're about to become a homeowner!
3. What Actually Happens at the Closing Table?
When you arrive at the title company, you'll meet with a closing professional who will guide you through the paperwork.
If you're purchasing with a mortgage, you'll sign several documents related to your loan and the property.
Some of the most common documents include:
Promissory Note: Your written promise to repay the mortgage loan according to its terms.
Mortgage: The document that secures your loan against the property.
Closing Disclosure: The final breakdown of your loan terms, costs, and financial details.
Title and Ownership Documents: Paperwork related to transferring ownership and documenting the transaction.
It might sound overwhelming, but don't worry! The closing professional will walk you through the documents, and you'll have the opportunity to ask questions along the way.
Most straightforward residential closings take approximately 30–60 minutes, although the timing can vary depending on the transaction.
4. When Do You Actually Get the Keys?
This is everyone's favorite question!
In many Michigan home purchases, buyers receive their keys once the closing is complete and the transaction has been funded.
However, there are exceptions.
Sometimes a purchase agreement includes a period of seller occupancy after closing, allowing the seller additional time to move out. In that situation, you'll officially own the home, but you may not receive possession until the agreed-upon date.
That's why it's important to understand the possession terms in your purchase agreement well before closing day.
Your real estate agent will help make sure you know exactly when you can start moving in!
5. Don't Forget the Final Details!
Once closing is complete, there are a few things you'll want to take care of as a new homeowner.
Utilities: Make sure electricity, gas, water, and other necessary services are transferred or activated according to your possession date.
Address Changes: Update your mailing address with the post office, banks, insurance providers, and other important contacts.
Property Taxes: Familiarize yourself with your local property tax obligations. In Michigan, new homeowners should also pay attention to the Principal Residence Exemption (PRE) and Property Transfer Affidavit requirements, including applicable filing deadlines.
Home Maintenance: Start getting familiar with your home's systems, including the furnace, water shutoff valves, electrical panel, and other important features.
And one more thing: Don't forget to celebrate!
